Condo rental management has two operating systems

The lease governs the landlord-tenant relationship, while the condominium documents and association procedures govern building access, applications, moves, vendors and use of common areas. A successful tenancy has to work within both.

Before marketing or onboarding, we collect the association contacts, application package, approval timeline, fees, move rules, insurance requirements and current owner account information that affect the rental. This helps avoid advertising an unrealistic move-in date or approving terms that conflict with building procedures.

Many Miami condo owners live outside the building, outside Florida or outside the United States. We provide a managed point of contact for tenants and a property record for the owner, including rent activity, maintenance coordination and available statements.

Do you manage the condominium association?

No. This service is for owners renting individual condo units. The association or its management company remains responsible for common-property and building administration.

Will you handle the condo application?

We coordinate the owner and tenant portions of the application and track the building process, but the association controls its approval, fees and timeline.

Can you manage a furnished condo?

Potentially. Furnishings, inventory, lease length, building rules and the owner’s goals need to be reviewed before deciding the appropriate rental plan.

What if a repair involves the building?

We document the issue, contact the relevant building party and coordinate the unit-side response. Responsibility may require review of governing documents, insurance or professional advice.
