Novel does not add a hidden management percentage to the vendor’s invoice. The owner can see the work being coordinated and the underlying cost, subject to the management agreement and any separate project scope. This aligns the maintenance decision with the property rather than with a markup incentive.
When practical, we obtain information needed to compare the proposed work. Emergency conditions may require immediate action to prevent further damage, while larger non-emergency projects may deserve additional quotes, specifications or owner approval.

An inspection is a point-in-time observation, not a guarantee that every concealed condition will be found. Its value is in documenting visible condition, identifying changes, following up on prior concerns and helping owners plan repairs before a small issue grows.
Move-in and move-out documentation support security-deposit and damage discussions. Periodic occupied inspections, when included or requested, can help verify general condition and lease compliance while respecting notice and access requirements.

Owners should have current contact information, insurance details, association procedures, shutoff information and vendor access instructions on file. During severe weather, building rules and public-safety instructions may limit what can be done or when a property can be entered.

Can I use my own vendor?
Owner vendors may be workable when they are appropriately qualified, insured when required, responsive and able to follow the property or association’s access rules. We can discuss this during onboarding.
What counts as an emergency?
Conditions involving immediate safety, active damage, loss of essential services or similar urgent risk require faster triage. The exact response depends on the facts and available access.
How often do you inspect?
Inspection timing depends on the service plan, property, lease, owner request and applicable notice requirements. Move-in and move-out documentation are different from a periodic occupied inspection.
