Unlike many condos, a house may place more day-to-day responsibility on the owner for roofing, plumbing, electrical systems, air conditioning, appliances, landscaping, pools, pest control, gates and exterior conditions. The lease and onboarding file should state who handles each recurring item and how vendors gain access.

Do you inspect single-family rentals?

Inspection options depend on the service plan and owner request. Move-in and move-out documentation, maintenance visits and periodic occupied inspections serve different purposes.

Can tenants be responsible for some maintenance?

The lease may assign certain routine responsibilities, but the terms must be clear and lawful. Ownership, insurance and habitability obligations cannot simply be ignored through informal instructions.

Do you manage townhome associations?

No. Novel manages individual rental properties for owners. The HOA or community manager handles association administration and common areas.
