Are you licensed?
According to Florida law, Property Managers need to have a real estate license to do business. We go above that, as we have a Real Estate Brokers License, as well as the Professional Property Management Certification. We are also members of the National Association of Residential Property Managers.
How and when do I receive the rent money?
We transfer the money electronically (at no cost) to your bank account. Expect to receive your rent money by the 5th-15th of each month.
Do I get to see/sign the lease?
Yes. You will be able to sign the lease and can access it at any time.
Do you sell, buy or lease real estate?
Yes. We sell, buy, and lease real estate.
How is rent collection handled?
We have an online, easy to use platform that allows tenants to pay their rent in a matter of seconds.
What type of properties do you manage?
We manage Residential Properties (Single Family Residences, Condos, & Townhouses) as well as Multi-Family properties.
Do you outsource customer service?
We do not, and never will outsource our customer service. Your property manager will be your single point of contact and will be there to answer your questions and solve your problems
What services are included in the management fee?

Are there any hidden fees?
No. The only recurring fee is the monthly management fee.
Who holds the security deposit?
The owner holds the deposit. Owner should keep the deposit in a no-interest bearing account (checking account).
What happens when the tenant fails to pay?
When a tenant fails to pay by the required date, we place a 3 Day Notice on the tenant’s door (upon owners’ approval). If the tenant fails to pay on the date required by the notice, then upon owner approval, we begin the eviction process. We work with highly qualified eviction lawyers to get the property rent ready as soon as possible.
Are you insured?
Yes, we carry both Professional Liability Insurance, also known as Errors and Omission, as well as General Liability Insurance.
How often do you check on my properties?
We perform a detailed move-in and move-out inspection. We also offer an optional yearly property evaluation to mitigate any problems that may become worse in the future.
