A property ledger should tell the operating story

Each tenancy creates recurring activity: rent charges, payments, management fees, repairs, owner contributions, deposits and distributions. When those items are recorded consistently, the owner can review performance without rebuilding the month from emails and bank statements.

A polished statement cannot correct an inaccurate lease setup, missing opening balance or undocumented deposit. During onboarding, especially after a management-company switch, we reconcile the information received and identify gaps that need clarification.

If an owner manages multiple units, property-level records should remain distinguishable even when cash is summarized. That helps compare performance and gives the owner’s CPA or bookkeeper a more usable starting point.

Year-end coordination without pretending to be the owner’s tax adviser

Property management records support tax preparation, but they do not decide how an owner should report every item. Ownership structure, depreciation, passive-activity rules, residency and cross-border issues can change the answer. Novel provides the available management records and coordinates applicable year-end documents within the service scope.

Owners should retain their own CPA or tax adviser for classification, return preparation and entity decisions. International and out-of-state owners may also need specialized advice beyond ordinary property management.

Separate operating visibility from personal cash decisions

Owners sometimes evaluate a property only by the distribution received that month. A lower distribution may reflect a repair, reserve requirement, vacancy or timing difference rather than a deterioration in the rental’s economics. The statement and supporting activity provide the context.

Can my CPA access the reports?

Owners can share statements and supporting records with their tax professional. We can explain the property-management entries, while tax classification and return preparation remain with the owner and CPA.

Do you prepare tax returns?

No. Novel is a property management and real-estate company, not the owner’s tax-preparation firm. We coordinate the management records and applicable documents within our scope.

Can you clean up records from my current manager?

We can organize and reconcile the information delivered during onboarding, identify gaps and establish a clean opening point. Historical reconstruction beyond the received records may require a separate accounting project.
