How much does property management cost in Miami? The useful answer is the monthly management charge plus leasing, renewal and any additional service fees—not the advertised percentage alone. Novel Management’s published monthly pricing starts at 5% of rent, tenant placement is one month’s rent, the lease-renewal fee is $0, and there are no maintenance markups. Your written proposal confirms the rate and scope for your property.
This guide is for owners comparing long-term residential rental management in Miami: individually owned condos, homes, townhomes and small multifamily properties. It does not price condominium-association management or vacation-rental hosting. The calculations below are illustrations, not a survey of Miami prices or a promise of investment performance.
Miami property-management fees: what to compare
Ask every company for the same written breakdown. A percentage fee may apply to rent collected, rent due or another defined amount; minimum monthly charges can also change the calculation. Confirm the basis before comparing numbers.

Worked example: a Miami rental at $3,000 per month
Assume $3,000 in rent is collected every month for 12 months: $36,000 in annual collected rent. Assume one new tenant-placement fee of $3,000 during that year. Applying different management rates to the same scenario gives:

These totals exclude repairs, association charges, taxes, insurance, debt service, utilities, legal expenses and any other fees in the agreement. They assume no vacancy or non-payment. A minimum fee or a different calculation basis would change the result. Novel’s starting rate is not a promise that every property qualifies for 5%.
A renewal year is a different comparison
If the same tenant stays and there is no new placement, do not automatically add another leasing fee. Novel Management charges $0 for lease renewals. When comparing other companies, use their actual renewal charge and the services required under the agreement. Compare both a new-tenant year and a renewal year so that one unusually expensive or inexpensive year does not drive the decision.
What a repair markup does to the bill
For illustration, a $450 vendor invoice with a 20% markup adds $90, for a total of $540. This is a calculation example, not a claim that 20% is the Miami standard. Ask whether any markup applies to labor, materials or both, and whether separate coordination fees exist. Novel’s published pricing states that it does not add maintenance markups.

Costs a Miami rental owner should budget separately
Condo applications and move logistics
For an individually owned condo, building applications, deposits, elevator reservations and move rules can affect the budget and timing. Amounts and responsibility vary by building and lease. A rental manager coordinates with the association; hiring one does not replace the association’s own management or charges. See condo rental management.
Maintenance and property condition
AC, plumbing, appliances and recurring exterior work need a property-specific budget. Ask how repair requests are documented, who selects vendors, what approval threshold applies and how emergencies are handled. Vacancy and turnover
Vacancy is lost rental income rather than a management fee, but it belongs in the ownership model. Using a simplified 30-day month, a $3,000 rental represents $100 per day; 15 vacant days would mean $1,500 of uncollected rent before other costs. This is not a forecast. Property readiness, pricing, lease terms, building approvals and market demand all affect timing.
Multiple units and remote ownership
For a small multifamily property, ask whether pricing is per unit, whether minimums apply and how shared expenses are allocated. Out-of-state and international owners should also agree on local access, spending authority and communication. Do not assume a portfolio discount or extra remote-owner fee without a quote.
How to compare property-management proposals fairly
- Use identical assumptions. Give each company the same property, expected rent, occupancy, unit count and service needs.
- Model two years. Calculate a new-tenant year and a renewal year using each proposal’s actual terms.
- List every mandatory fee. Separate management charges from vendor bills and other property expenses.
- Compare the work. Ask who handles showings, tenant screening, approvals, resident communication and after-hours escalation.
- Check the records. Ask what owner statements and supporting documents you receive and how you access them.
- Understand the exit. If you are changing companies, review our property-manager switching checklist before ending the old agreement.
A higher fee does not prove better service, and a lower fee does not prove poor service. The useful comparison is the full written cost, the actual responsibilities and credible evidence of how the company performs the work.
Miami property-management cost FAQs
Is a leasing fee the same as a monthly management fee?
No. Leasing pays for the agreed tenant-placement work; monthly management covers the ongoing scope. Ask when each fee becomes payable and whether a leasing-only option or replacement-tenant terms apply.
Does a 5% fee include repairs?
No. A management percentage is not an unlimited repair allowance. Vendor invoices and property expenses remain separate unless a written agreement expressly says otherwise. No maintenance markup means no percentage added to those invoices—not free repairs.
Do I pay a manager when the property is vacant?
It depends on the agreement. Check vacancy fees, minimum charges and whether the monthly rate is based on collected rent or rent due. Do not assume every company uses the same rule.
How much is a lease-renewal fee?
