Novel Management fees, explained

For Miami owners of long-term rental homes, condos, townhomes and small multifamily properties, our monthly management fee starts at 5% of monthly rent. Leasing is a separate service at one month’s rent. Lease renewals are $0, and we add no maintenance markup.

The starting rate is not a property-specific quote. Ask us to confirm your exact rate, included services and agreement terms in writing before you choose a manager.

What does the monthly management fee cover?

Rent collection, maintenance coordination, move-in and move-out inspections, financial reporting, eviction coordination and lease renewals. See our management services and process for more detail.

Is finding a new tenant included in the monthly fee?

No. The separate leasing fee is one month’s rent. It covers the rental analysis, marketing, photography and 3D tour, showings and tenant screening described above. The leasing fee is charged after the tenant pays the first month’s rent and security deposit. Learn about our rental marketing and leasing service.

How much does a lease renewal cost?

Novel charges $0 for lease renewals. Renewing an existing tenant’s lease is different from placing a new tenant, which carries the separate leasing fee.

Does no maintenance markup mean repairs are free?

No. Maintenance coordination is included, but the property’s repair and vendor costs still need to be paid. Novel does not add a maintenance markup. Review our maintenance and inspection process and confirm approval arrangements for your property.

Do I pay a management fee if rent is not collected?

Our management-fee guarantee is simple: no rent, no management fee. This does not remove other property expenses, such as repairs, insurance or association charges.

Is there a cancellation fee?
